Not many years ago, the African nation of Mauritius, located off the east coast of the continent in the Indian Ocean, was a place for tourists only. Land and property could only be purchased by citizens and current residents, and the major industry was sugar with some tourism. But when the EU ended its special trading status, the island nation had to come up with new ways to derive income, and it introduced a plan to turn former sugar estates into luxury developments available for foreign buyers.
The first of these resort developments, known as Integrated Resort Schemes, or IRS, have just begun to come on line. Anahit is one such property on the east coast of Mauritius. Its plan is for 320 high end residences around a gorgeous lagoon and new Four Seasons Hotel. Those who own property here can play golf, dine at great restaurants, enjoy water sports and other activities that are nearby. Currently, the third phase of this resort is under construction and is due for completion by the end of 2008. Prices range from $1.5 million US to $4 million.
On the west coast, another new development called Tamarina sold out almost immediately and is now looking to add another set of luxury villas. Villas Valriche is set for the southern part of the island and is based around a golf course. The individual properties here are going from $800,000 to $2 million, and come with infinity pools, tropical landscaping and other amenities.
The country doesn’t expect an overwhelming number of new properties to be constructed under the IRS plan, as they want to keep the island’s charm and growth to manageable levels. So if you are interested in this tropical paradise, now is a great time to look at one of these new properties.
