UK House Prices up for 2009

The latest research on the UK housing market indicates that prices were up for the 2009 year. The Financial Times House Price Index produced by Acadametrics (FTHPI) shows that the average house price in England and Wales was £214,283 for December. That is up 0.8 percent for the month over November and 4.2 percent for all of 2009. This index surveys all house sale in England and Wales.

 

The increase for December is the eight month in a row that the FTHPI had an increase, with November showing an increase of 0.9 percent. The annual change for 2009 shows that the housing market in England and Wales has recovered substantially from 2008 and early 2009. The peak prices for the index came in February of 2008, when prices averaged £231,810.

 

The FTHPI index is just one of many that are used to look at the housing market in England and the UK. Nationwide and Halifax also have published initial reports for December and they also indicate that prices for both the month and the year are up. London has been a leader in driving prices up, though, as there has been a boom for real estate in the capital.
