Selling your
home can be one of the most stressful and emotional times a person’s life. You
can help ease yourself through the process of selling-up by following the top
tips below.

Start of by
deciding who your target market is. This will determine what you need to do to
your home to make it more appealing to your potential buyers. Who do you think
will want to buy your home? Will it be a young couple, a family or a retired
couple? Once you have thought about your target audience you will need to
tailor your space to that group of people, taking care not to totally exclude
any other groups that may be interested. For example if you think a young
couple will buy your home, you may want to consider showing a spare room as a
potential nursery or maybe an office space.

One of the most
off-putting things when viewing a property is clutter from the current owner’s
personal effects; it can almost feel as if you are intruding! This can make it
very hard for a purchaser to imagine themselves in the property, so one of the
best things you can do to sell your home is to de-clutter and de-personalise
it. Try to neutralise the space as much as possible, removing any very personal
items such as family portraits or posters in kids rooms. If you think your
target audience are people without kids and you have kids rooms, I would
recommend re-decorating those rooms more neutrally to ensure the buyers could
envisage themselves in the space.

If you would
rather not re-decorate the place, the next best thing is to ensure it is
spotless. If your home is dirty and grimy it will not be attractive to
potential buyers. You need your buyers to feel relaxed and welcomed into your
home. If there are unpleasant sights and smells lingering they will want to get
out of the door as fast as they can. If you think your home needs a real deep
clean then you might want to consider getting industrial cleaners in as they
can make a huge difference. Don’t just stop inside the house, if you have a
garden or back yard, make sure it is clear of junk.

As they say, the
kitchen is the heart of the home, and a kitchen can be a deal breaker. Even if
you don’t have a
luxury kitchen, fitted kitchens
can create a luxurious feel, so if you are planning on doing some renovation
before you sell the kitchen can be the best place to start.

Finally,
remember you don’t get a second chance at a first impression. If you have a
drive way or an entrance hall it is imperative to make sure it is spotless. No
overflowing bins, or driveways full of weeds, no overflowing letter boxes or
cobwebs in the hallway. This is where your potential buyers will decide if they
like it or they don’t, so put some effort into the first impression your home
makes.
