Florida has Great Opportunities for International Investor

Florida has been one of the hottest real estate markets-literally and figuratively – in the United States and worldwide over the past several years, and recent news indicates that is still the place to invest. While overall the market has slowed, there are still many areas that are going strong and will continue to do so for the foreseeable future.

Financial magazine and website Forbes (www.forbes.com) has three Florida communities on its most recent list of the 10 hottest U.S. real estate markets. These three markets are Miami, Hollywood, and Tampa. With recent declines in the dollar against the pound and Euro, Florida makes for a great investment for international real estate buyers.

Hollywood, Florida has one of the best real estate markets in the country. According to the Forbes report, average home values increased 10.4% year over year in the 4th quarter of 2006. Its location north of Miami on the Atlantic coast is a prime spot for vacationers and tourists, and it is near enough to both Miami and Orlando so that you can get to many of South Florida’s most popular attractions without too much of a drive. The year round climate is very nice for retirees and there is much to offer.

Jeanette Cox of Watson Realty Corp Florida ” the beauty of the Florida housing market is its strength when other markets in the US are slowing. Driven by demand by both US and international buyers the market shows resilience and has a reliable rental market. Sellers in Kissimmee have had to be more realistic with their pricing making this a great time to buy in the sunshine state”

The Miami and Tampa areas had nearly identical growth last year at just over 7.5 % each. These major cities offer all the amenities and attractions of city life and the great Florida weather. Tampa is located on the Gulf coast of Florida and its year round climate is a bit more moderate than Miami’s, but only by a few degrees. Miami has some of the most popular beaches and communities in the country, including South Beach, Miami Beach and Key Biscayne.

Currently the dollar is near its all time low against the Euro and is at a near 30 year low versus the English pound. This means that residents who live in Europe and have their money in pounds or Euros can buy more dollars with their money. Naturally, this goes for real estate as well. With Florida real estate continuing to be strong and the dollar seeing new lows, it is a great time for the international real estate investor to get in to this always attractive market.
