Buying property in Thailand foreigners

One of the biggest questions about the housing market in Thailand is “ Can Foreigners Buy Real Estate”  The situation is that under Thai law foreigners are not allowed to purchase the land freehold. It is however, possible to purchase a straightforward 90-year leasehold contract which provides the option to convert to freehold at any time, either should the law change or should you wish to set up a company to buy the freehold title. This is the most common method that land is purchased in Thailand and a method fully endorsed by the Thai authorities. You will receive a 30-year lease with two subsequent renewal options, each of 30 years.
A registered lease is easy to set up and there is no restriction on foreign participation. The standard Thailand residential lease is for 30 years and can be held in your own name. A lease registered with the Land Office remains in force during the term of each 30-year lease. After 30 years a new lease must be prepared and filed at the Land Office.

Thailand property market

The condominium index soared by 14% (13.18% inflation-adjusted), and is actually a more relevant index.   Condominiums are what Bangkok people, including foreign homebuyers and expatriates, tend to live in.  The longer-established detached houses index over-represents the rural population. The price index for townhouses rose by 6.60% (5.82% inflation-adjusted), and the residential land price index surged by 6.36% (5.59% inflation-adjusted).
“Property prices in Thailand remain very attractive by international standards, for example at least four times cheaper than Singapore, said Apichart Chutrakul, Sansiri’s CEO and Co-founder.
With strong economic fundamentals, the market also offers good prospects for capital gains, with quality high-end and luxury projects in the best locations ensuring maximized capital appreciation in the long-term.”

House for sale in Thailand Chiang Mai

Chiang Mai presents an attractive alternative to the Thai capital, Bangkok. Instead of busy traffic-choked and city buildings Chiang Mai presents a picturesque downtown easily navigated on foot, where the air is clean and the climate mercifully cool. A short bike or scooter ride out of the town leads to a densely rainforested countryside interspersed with waterfalls. Since the local airport received an upgrade in 2014, more regional flights have been heading to this serene city, making it cheaper and easier to reach. The old town, inside its moat, is an extraordinary vision. Here amid the 30-odd temple spires, barefoot monks in flame-coloured robes collect alms in the morning and street vendors sell their wares by night. read Guardian Guide to Chiang Mai

Best Thai Islands
Ko Chang
Edged with a chain of long, mostly white-sand beaches and dominated by a broad central spine of jungle-clad hills, Ko Chang is developing fast but still feels green.
Ko Si Chang
The unhurried pace and absence of consumer pressures make tiny, rocky Ko Si Chang an engaging place to wind down for a few days.
Ko Pha Ngan
For drinking and dancing – and then more dancing – Ko Pha Ngan gets a mention in this list thanks to its world-famous beach, Hat Rin.
Ko Samet
Blessed with the softest, squeakiest sand within weekending distance of Bangkok, the tiny island of Ko Samet, which measures just six kilometres from top to toe, is a favourite escape for Thais, expats and tourists.
Ko Mak
Small, slow-paced, peaceful Ko Mak makes an idyllically low-key alternative to Ko Chang. Home to little more than 400 people, many of them descended from the islands’ five main clans,
Ko Kood
The fourth-largest island in Thailand, forested Ko Kood (sometimes spelt Ko Kut or Ko Kud) is still a wild and largely uncommercialized island.
Ko Tao
Ko Tao (Turtle Island) is so named because its outline resembles a turtle nosediving towards Ko Pha Ngan, 40km to the south.
Ko Chang (Andaman Coast)
No, we’re not repeating ourselves, this is a different Ko Chang, not to be confused with its much larger namesake off the east coast of Thailand.
Ko Phayam
The diminutive kangaroo-shaped island of Ko Phayam offers fine white-sand beaches and coral reefs and is home to around 500 people, most of whom either make their living from prawn, squid or crab fishing, or from growing cashew nuts, sator beans, coconut palms and rubber trees. Because of its roads,
Ko Ra
Hilly, forested Ko Ra (measuring about 10km north to south and 3km across) sits just off Khuraburi pier’s mangrove-lined estuary and is covered with intact rainforest full of towering trees, hornbills and wild, empty beaches.
Ko Jum
This is the sort of laidback spot people come to for a couple of days, then can’t bring themselves to leave.
Ko Yao Noi
Located in an idyllic spot on the edge of Phang Nga bay, almost equidistant from Phuket,
Ko Lanta Yai
Although Ko Lanta Yai can’t compete with neighbouring Ko Phi Phi’s stupendous scenery, the thickly forested 25-kilometre-long island has the longest beaches in the Krabi area – and plenty of them.
Ko Hai
The most developed of the Trang islands, Ko Hai (also known as Ko Ngai) is still decidedly low-key.
Ko Kradan
Ko Kradan is the remotest of the inhabited islands off Trang, and one of the most beautiful, with crystal clear waters.
